How much do you charge to sell a home?
It depends on the home and on what the agreement covers. It's usually a percentage of the sale price or a fixed fee, and we set it out in writing before we start: what it includes, when it's paid and what happens if you decide not to sell.
How long does it take to sell a home?
It mainly depends on the price, the area and the condition of the home, so we don't give fixed timescales. Every few weeks we go over the viewings with you and whether anything needs adjusting. Between the reservation and the signing at the notary's there are usually a few weeks, especially if the buyer needs a mortgage.
What documents do I need to sell?
To get started, your ID, the title deeds and the latest IBI (property tax) receipt are enough. Before the signing you'll also need the energy performance certificate and a certificate from the community of owners. We'll help you get hold of anything that's missing.
Does the valuation commit me to anything?
No. It's free and doesn't oblige you to sell or sign anything with us. It's a guide price based on similar homes nearby; it doesn't replace the official valuation a bank requires for a mortgage.
Do I need to be at home for viewings?
No. If you leave us a spare set of keys, we'll show the home ourselves and let you know afterwards how each viewing went and what people said.
Do you handle lettings too?
Yes. We find tenants, check their paperwork, prepare the tenancy agreement and inventory, and hand over the keys. If you need us to, we'll keep an eye on the property during the tenancy.
